The Market Is Picking Up!
The South Florida housing market had another strong month in July. More homes are selling, there are fewer homes available for sale, and single-family home prices continue to rise.
Here are the biggest things homeowners and buyers should know.
๐ HOME SALES ARE UP
South Florida home sales increased 8.6% compared with July last year.
Even better, this was the 11th month in a row that sales increased.
So far in 2026, total home sales are up 7.9% compared with the same time last year.
Single-family home sales in July:
Palm Beach County: +12.7%
Broward County: +8.0%
Miami-Dade County: +5.6%
Martin County: +23.4%
St. Lucie County: +2.4%
This is a good sign that buyers are becoming more active across South Florida.
๐ด PALM BEACH COUNTY IS HAVING A STRONG YEAR
Palm Beach County continues to stand out.
Single-family home sales are up 11.6% so far this year, while condo and townhome sales are up 11.3%.
Several local cities are seeing strong activity:
West Palm Beach: Home sales +24%
Palm Beach Gardens: +20%
Boca Raton: +18%
Jupiter: +17%
Condo and townhome sales are also up 9% in both Delray Beach and Boynton Beach.
๐ฐ LUXURY HOMES ARE SELLING FAST
South Florida's luxury market continues to be very strong.
Sales of homes priced at $1 million or more are up 22.9% so far this year.
In July alone, million-dollar home sales jumped 29.1% compared with last year.
And buyers aren't always using mortgages.
About 60% of million-dollar purchases were paid in cash.
Even more impressive: 346 homes priced at $10 million or more have sold so far this year. About 87% were cash purchases.
Miami-Dade and Palm Beach counties accounted for about 90% of these ultra-luxury sales.
๐ HOME PRICES ARE STILL RISING
Single-family home prices increased in every South Florida county compared with July 2025.
Palm Beach County: +7.6%
Broward County: +4.8%
Martin County: +4.3%
Miami-Dade County: +3.8%
St. Lucie County: +2.6%
Some cities experienced even larger increases, including Boca Raton (+24%), Palm Beach Gardens (+27%), and West Palm Beach (+17%).
๐ข WHAT ABOUT CONDOS?
The condo market is a little different.
Prices are still adjusting in some areas, especially in older buildings where owners may face higher insurance costs, maintenance fees, and special assessments.
However, Palm Beach County condo and townhome prices increased 4%, marking the fifth straight month of price growth.
Some local condo markets performed especially well, including:
Boca Raton: +37%
West Palm Beach: +12%
Hollywood: +5%
Pompano Beach: +9%
Jupiter: +23%
๐ FEWER HOMES ARE FOR SALE
One of the biggest stories is inventory.
The number of homes available for sale is down 18% compared with last year.
When there are fewer homes available and buyers continue to purchase, sellers can have more negotiating power. This could also help support home prices.
๐ฎ WHAT'S NEXT FOR SOUTH FLORIDA?
The outlook remains positive.
More people continue to move to South Florida, including people leaving higher-tax states such as New York and California.
South Florida is also adding higher-paying jobs in technology, healthcare, finance, and professional services.
Prices are expected to continue rising, although likely at a slower and more reasonable pace because affordability is still a concern for many buyers.
